The execution and management of the company is looked after by the honourable Mr. Sanjay Dutt, our Managing Director and Chief Executive Officer. Our management committee, which includes the Heads functioning under the chairmanship of our Managing Director and Chief Executive Officer, plan TATA Housing's long-term strategy to review performance, and to organize business as per directions.

With over 30 years of extensive experience in Real Estate development, investment, and consulting, Sanjay Dutt stands as a distinguished leader in the industry. He currently serves as the Managing Director and Chief Executive Officer of Tata Realty & Infrastructure Ltd. (TRIL) and Tata Housing Development Company Ltd. Under his dynamic leadership, TRIL is committed to being a Responsible Real Estate development organization, dedicated to creating and managing smart, secure, social, and sustainable spaces that positively impact both the environment and society.

Mr. Dutt oversees a vast portfolio of 37 Million Sq. Ft. of development and asset management across 13 cities and 21 projects in India, Sri Lanka, and the Maldives. This portfolio spans diverse sectors including commercial, retail, hospitality, and residential (luxury/premier, affordable, second home, and mixed-use township). Additionally, he is instrumental in managing infrastructure projects encompassing ropeways, roadways, and a metro project in Pune.

The Real Estate ecosystem is constantly evolving and witnessing regulatory changes. In this dynamic landscape, proactive risk mitigation and strategic participation are imperative. Sanjay Dutt has taken on several Leadership roles in various industry bodies, reflecting his commitment to driving progress and innovation within the sector. His notable positions include:

Mr. Dutt also served as the Chairman of the FICCI Real Estate Committee for four years.

Before his tenure at TRIL, he was the CEO of India Operations & Private Funds at CapitaLand, a multinational alternative asset management company focusing on Real Estate infrastructure and private equity. His illustrious career includes over two decades with the top three global Real Estate consulting firms. As Managing Director, South Asia at Cushman & Wakefield (2001-2008 and 2012-2016), he led the establishment of new businesses and mentored leaders, driving successful turnaround strategies, growth, and profitability. He also played a key role in the successful merger and integration of DTZ and C&W.

In his previous roles, he has been the CEO of the business at JLL (2008-2012) and CBRE, India (1996-2001), where he was instrumental in setting up businesses in Mumbai and Pune.

Mr. Dutt holds a Post-Graduate Degree in Marketing & HR from the International Management Institute.

MR. HARLEEN OBEROI

MR. HARLEEN OBEROI

Head — Project Management

Mr. Harleen Oberoi heads Project Management for TATA Realty & Infrastructure Limited and TATA Housing Development Company Ltd. Mr. Oberoi’s career spans over 33 years, with versatile experience in the field of Project Management & Construction across projects in India & Globally.

Prior to joining TRIL, Mr. Oberoi has held several management positions such as Senior Executive Director Project Management - Colliers International India, Executive Director - Brookfield Global Integrated Solutions, MD - Cushman & Wakefield India. He was also instrumental in setting up the Project Management business of AECOM in India. He is also a member of Code Committee CED 29 (Code for Project Management in India) of Bureau of Indian Standards- Government of India.

Mr. Oberoi is passionate about the Construction Industry and takes keen interest in welfare and well-being of construction workers at work site. He holds a Post-Graduate Degree in Construction Management from NICMAR, Civil Engineering Degree from NIT, Kurukshetra.

In his leisure, he loves travelling, reading and interacting with people.

Mr. Ritesh Sachdev

Mr. Ritesh Sachdev

Head — Commercial Leasing & Asset Management

Mr. Ritesh Sachdev heads Commercial Leasing & Asset Management for TATA Realty & Infrastructure Ltd. He has been instrumental in maximizing the operating performance of TATA Realty’s Commercial Portfolio, driving leasing, innovation & efficiency of Operations, Marketing and Strategic business decisions as determined by the company's strategic objectives. Mr. Sachdev’s diverse career in Commercial Real Estate spans more than 20+ years both with Developers and Service Providers (International Property Consulting Firms/IPC’s).

Mr. Sachdev brings with him deep understanding of Real Estate and is acclaimed for fostering deep and strategic relationships with both Fortune 500 occupiers and IPCs across most markets in India, regionally within APAC and Globally. Mr. Sachdev’s last assignment was with Colliers International as Head of Occupier Services, India & MD South India. Prior to joining Colliers, Ritesh spent 14 years with Cushman & Wakefield as MD, South India and MD for its Tenant Advisory Group. Prior to his stint with Cushman & Wakefield and Colliers International, Mr. Sachdev was also associated with DLF Limited and the Australian Trade Commission.

A leader of men and an organisation builder, Mr. Sachdev is known for his dynamism and structured approach. He holds a Post–Graduate Diploma in Business Management from Leeds Business School and a Bachelor’s Degree in Civil Engineering from B.I.E.T Davanagere.

Mr. Sachdev is an auto enthusiast, a travel buff and a voracious reader. In his leisure, he loves watching Formula 1 and taking long walks with his family.

Mr. SARTHAK SETH

Mr. SARTHAK SETH

Chief Sales & Marketing Officer

Mr. Sarthak Seth is the Chief Marketing Officer with TATA Realty & Infrastructure Limited and TATA Housing Development Company Ltd. and also, the Chief Sales Head with TATA Housing Development Company. Mr. Seth is responsible for overall brand positioning of TRIL and formulating Corporate Branding and Marketing Strategy and driving sustainable profit growth for the company. Also, as Chief Sales Officer, he is heading the Sales of Residential Business. With over 20 years of experience, Mr. Seth specializes in Brand Strategy, Creation & Developing markets, GTM Strategy, Consumer Insights, Product Management, and Visibility Strategy.

He also led the Sanyo Business vertical as Business Chief. In his last role, he has held the position of Chief Marketing Officer at Panasonic India and was responsible for India & South Asia markets. He also led the Sanyo Business vertical as Business Chief.

Mr. Seth was featured in FE (Financial Express) Power list for his contribution in the field of Martech; in 2021 he was inducted in Top 50 Marketing Minds listing by Exchange4Media. Earlier in 2019, he was listed amongst the “Most Influential Global Marketing Leaders” listing by WMC. Prior to that, he was inducted in Top 100 Marketing Leaders (2015) listing issued by World Brand Congress and featured in India’s Greatest CMO’s (2016 -2017) listing by Asia One. He holds an MBA Degree and is an alumnus of UCLA Anderson School of Management, USA and NUS Business School, Singapore. Currently, he is pursuing his PhD in Strategic Management with IIM, Kozhikode.

Mr. Seth loves to cook in his free time and has also won multiple accolades for his cooking skills in the CEO Master Chef circuit.

Mr. Sandeep Chhabda

Mr. Sandeep Chhabda

Head — Legal, Secretarial and Compliance

Mr. Sandeep Chhabda heads Legal, Secretarial and Compliance for TATA Realty & Infrastructure Limited and TATA Housing Development Company Ltd. He also serves on the Board of TATA Value Homes Limited and few other project SPVs. With over 17 years of experience, Mr. Chhabda focuses on Real Estate and Banking Finance Laws. His forte lies in Deal Analysis, Structuring and Deal Execution for new investments, exits, restructurings, highlighting and mitigating risks for all transactions.

Prior to joining TATA Realty, Mr. Chhabda was the Group General Counsel and served on the board of Xander Advisors India Private Limited and Xander Finance Private Limited, a systematically important Non-Banking Finance Company, registered with Reserve Bank of India.

Previously, he has also worked with organizations including Deutsche Bank, Goldman Sachs, and Kotak Mahindra Bank. He has read law at ILS Law College, Pune, and holds an LLM (Corporate, Finance & Real Estate Laws) from the National University of Singapore.

Besides work Mr. Chhabda loves to read, play Squash, and spend time outdoors.

Mr. Dilip Agarwal

Mr. Dilip Agarwal

Chief Financial Officer

Mr. Dilip Agarwal serves as Chief Financial Officer with TATA Realty & Infrastructure Limited and TATA Housing Development Company Ltd. Mr. Agarwal’s career spans over 20 years of experience in Finance & Accounts across Real Estate, Financial Services and Consulting.

Previously, Mr. Agarwal worked for K Raheja Corp heading the Finance & Accounts for Residential Business, leading discussions for Fund raise / Divestment / Strategic stake sale of other businesses. Prior to that, at Religare, he was instrumental in listing Religare Health Trust on Singapore Exchange (SGX), first Business Trust listed on SGX with Healthcare assets in India. Further, he has extensively worked on Valuations, Financial Modeling, Audit, Tax Advisory during his stint with Ernst & Young and BMR & Associates.

Mr. Agarwal holds a degree in Chartered Accountancy from the Institute of Chartered Accountants of India and is a Commerce Graduate from Shri Ram College of Commerce.

Ms. Rachna Lakhotia

Ms. Rachna Lakhotia

Head — Business Development

Ms. Rachna Lakhotia heads Business Development at TATA Realty & Infrastructure Limited. She leads TRIL’s Pan India efforts to grow the Commercial Real Estate portfolio and is also responsible for various Strategic Divestments. Additionally, she has been instrumental in setting up the Commercial Real Estate platform with Canadian Pension Plan Investment Board (CPPIB). An astute Business Leader with a career spanning over 19 years, Ms. Lakhotia specialises in Deal Origination, Negotiation, Due Diligence, Deal Structuring and Deal Closure.

Ms. Lakhotia has invested over US$ 500 Million across the key Indian cities. She brings with her a deep understanding of the Real Estate landscape through her experience of working with international Real Estate firms like CapitaLand and Mapletree. She has spearheaded investment teams to close marquee deals while partnering with global institutional investors.

Ms. Lakhotia has completed her MBA from NUS, Singapore and CFA from ICFAI, Delhi. Prior to her MBA, she has worked in the financial services sector with Citi Financial.

Outside work, Ms. Lakhotia is an avid Equity Investor and enjoys networking with people from diverse backgrounds.

Ms. Shivani Negi

Head — Human Resources

Ms. Shivani Negi heads Human Resources for Tata Realty & Infrastructure Limited and Tata Housing Development Company Ltd. She has been instrumental in leading cultural transformation and operational efficiency of human capital interventions at TATA Realty. With a career spanning over 21 years, she brings a wealth of experience in the field of Human Resources.

Ms. Negi has proven experience in in various aspects of Human Resources, such as Talent Acquisition, Talent Management, People Strategy, Change Management, Process Automation, and Diversity, Equity, and Inclusion (DEI) initiatives. She is particularly passionate about the Real Estate sector, having dedicated over 18 years to working with both Indian and international Real Estate organizations. Previously, Ms. Negi held several key management positions at prominent organizations including Country Garden Pvt. Ltd., Larsen and Toubro Realty, Lodha Group, Bridgestone India Pvt. Ltd., and Sayaji Hotels and has decades of experience in Leadership roles.

Ms. Negi holds an MBA in Human Resources from the Prestige Institute of Management and is a certified competency assessor from SHL.

Mr. Anish Choudhury

Mr. Anish Choudhury

Head — Corporate Strategy & Business Excellence

Anish Choudhury heads Corporate Strategy & Business Excellence for Tata Realty & Infrastructure Ltd. across business verticals. In addition, he also heads CRM & Estate Management for the Residential business. He anchors the formulation of strategic objectives, structures mid and long-term goals and tracks performance against targets. He has been instrumental in bringing new technology platforms and solutions into the organization, across construction, sales, customer relationship and analytics.

Mr. Choudhury brings a total experience of 17+ years spanning over Management Consulting with a dedicated 10 years in Real Estate. Previously, he was leading annual business planning and other strategic initiatives for Macrotech Developers Ltd. (earlier Lodha Group). Prior to Real Estate, he was a Management Consultant with global major Kearney, driving diverse engagements spanning energy, automotive, manufacturing and telecom across India, SE Asia & Australia.

He completed his MBA from Indian Institute of Management, Ahmedabad and Manufacturing Process & Automation Engineering from Netaji Subhas Institute of Technology (Delhi University).

In his leisure, he loves travelling, following sports like cricket & F1, and reading non-fiction.
